1. Extensions of Time

a. DRB File No. 9021J, 1717 Collins Avenue - The Surfcomber Hotel. The applicant, Chisholm Properties, Inc., is requesting a one (1) year Extension of Time to obtain a Building Permit for a previously issued Certificate of Appropriateness and Design Review Approval for the construction of two (2) new cabana apartment buildings which will each be two (2) stories in height.

APPROVED: ONE (1) YEAR.

 

b. DRB File No. 10517, 828 Third Street. The applicant, J.E.C. Investments, Inc., is requesting a one (1) year Extension of Time to obtain a Building Permit for a previously issued Design Review Approval for the construction of a nineteen (19) unit, five (5) story townhome building.

APPROVED: ONE (1) YEAR.

 

c. DRB File No. 10514J, 155 Lincoln Road - DiLido/Ritz Carlton. The applicant, DiLido Beach Hotel, Corp., is requesting a one (1) year Extension of Time to obtain a Building Permit for a previously issued Certificate of Appropriateness and Design Review approval for the partial demolition, renovation, alteration and expansion of an existing nine (9) story hotel inclusive of a three (3) story roof-top addition for a total building height of twelve (12) stories, as well as the demolition of an existing cabana building in the rear of the property in order to construct two (2), 3-story cabana-apartment structures on top of a new two (2) level parking deck.

APPROVED: ONE (1) YEAR.

 

d. DRB File No. 9808J, 826 Collins Avenue - Bendle Apartments. The applicant, 826 Collins Avenue Associates, L.C., is requesting a one (1) year Extension of Time to obtain a Full Building Permit for a previously issued Certificate of Appropriateness and Design Review approval for the restoration of an existing apartment structure and conversion to commercial use, as well as, the construction of a three (3) story commercial addition attached to the rear of the existing structure.

APPROVED: ONE (1) YEAR.

 

e. DRB File No. 10382, 1400 Alton Road. The applicant, Jorge Gutman, is requesting a one (1) year Extension of Time to obtain a Full Building Permit for a previously issued Design Review approval for the renovation, alteration and expansion of an existing two (2) story apartment building and conversion to a health/fitness facility, inclusive of infill construction at the first and second levels, for a new building height of 51'-3".

APPROVED: ONE (1) YEAR.

 

Modifications to Final Orders and Clarifications of Conditions:

1. 155 LINCOLN ROAD - DILIDO/RITZ CARLTON

a. DRB File No. 10514J, 155 Lincoln Road - DiLido/Ritz Carlton. The applicant, DiLido Beach Hotel, Corp., is requesting a Clarification of Conditions for the Final Order of a previously issued Certificate of Appropriateness and Design Review approval for the partial demolition, renovation, alteration and expansion of an existing nine (9) story hotel, relative to the interior lobby stairway.

CONTINUED: To 12/14/99 to provide more detail.

b. HPB File No. 1097, 155 Lincoln Road - DiLido/Ritz Carlton. The applicant, DiLido Beach Hotel, Corp., is requesting an amendment to the Final Order for a previously issued Certificate of Appropriateness for Demolition for the partial demolition of an existing nine (9) story hotel, as well as the demolition of an existing cabana building in the rear of the property, in order to allow for the demolition of a section of the south concrete wall, as well as the removal of the existing roof, floor plates, and rear walls of the structure at the southwest corner of the site, prior to the issuance of a Building Permit for the overall project; the applicant is also requesting a Clarification of Conditions for the Final Order relative to the interior lobby stairway.

APPROVED AS SUBMITTED.

 

Previously Continued & New Projects Requiring Demolition:

1. 1020 OCEAN DRIVE - CLEVELANDER HOTEL

a. DRB File No. 12105J, 1020 Ocean Drive - Clevelander Hotel. The applicant, 2K South Beach Hotel, LLC, is requesting a Certificate of Appropriateness and Design Review Approval for the partial demolition, substantial renovation and restoration of an existing hotel structure and pool deck, as well as the construction of a five (5) story addition.

APPROVED: Subject to modifications to exterior and a new bar plan being submitted to the Board for approval.

 

b. HPB File No. 1123, 1020 Ocean Drive - Clevelander Hotel. The applicant, 2K South Beach Hotel, LLC, is requesting a Certificate of Appropriateness for Demolition for the demolition of an existing gym structure, in conjunction with the substantial renovation and restoration of an existing hotel structure and pool deck, as well as the construction of a five (5) story addition.

APPROVED AS SUBMITTED.

 

2. 1029 - 1031 LINCOLN ROAD

a. DRB File No. 12318J, 1029 - 1031 Lincoln Road. The applicant, 1021 Lincoln Road Ltd., is requesting a Certificate of Appropriateness and Design Review Approval for the partial demolition and renovation of an existing one-story retail building, inclusive of a two-story infill addition at the rear of the site, fronting Lincoln Lane.

b. HPB File No. 1128, 1029 - 1031 Lincoln Road. The applicant, 1021 Lincoln Road Ltd., is requesting a Certificate of Appropriateness for Demolition for the partial demolition of the rear portion of an existing one (1) story retail structure, in conjunction with the renovation of said retail building and a two-story infill addition at the rear of the site, fronting Lincoln Lane.

CONTINUED TO 12/14/99 to address various design concerns.

 

3. 1775, 1817, 1831 AND 1835 JAMES AVENUE

a. DRB File No. 12317J; 1775, 1817, 1831 and 1835 James Avenue. The applicant, Bob Heyat, is requesting a Certificate of Appropriateness and Design Review Approval for the renovation, alteration and restoration of three (3) existing residential structures at 1817, 1831 and 1835 James Avenue, inclusive of an accessory bar and restaurant, as well as roof-top additions at 1817 and 1835 James Avenue; the application also includes the substantial demolition and alteration of an existing two (2) story structure at 1775 James Avenue, inclusive of a roof-top addition, in order to accommodate a new parking garage with first floor apartments.

b. HPB File No. 1127; 1775, 1817, 1831 and 1835 James Avenue. The applicant, Bob Heyat, is requesting a Certificate of Appropriateness for Demolition for the partial demolition of three (3) existing residential structures at 1817, 1831 and 1835 James Avenue in order to accommodate roof-top additions at 1817 and 1835 James Avenue, as well as the substantial demolition and alteration of an existing two (2) story structure at 1775 James Avenue in order to accommodate a new three (3) story parking garage with first floor apartments.

CONTINUED TO 1/11/00 to address design and contextural issues.

 

 

Previously Continued Matters

1. DRB File No. 12110J, 1601 - 1627 Washington Avenue - Lincoln Place. The applicant, 16th Street Partners, LLC, is requesting a Certificate of Appropriateness and Design Review Approval for the removal of an existing grade level municipal parking lot and the demolition of three (3) existing structures, in order to construct an eight (8) story office and public parking structure, with ground level retail.

CONTINUED TO 12/14/99 to address contextural and design issues.

 

New Projects:

1. DRB File No. 12387J, 940 Ocean Drive - The Breakwater Cafe. The applicant, Breakwater Cafe, is requesting a Certificate of Appropriateness and Design Review approval for the introduction of outdoor concert speakers and lighting, a stage, as well as the construction of an interior lobby bar, terrace bar and courtyard bar, in association with an outdoor entertainment establishment.

Lobby Bar APPROVED, subject to relocation; Terrace Bar CONTINUED to 12/14/99 meeting.

 

Previously Continued Matters

1. DRB File No. 9611, Ocean and Easement Parcels located at the southeast corner of South Pointe Drive and Ocean Drive - Ocean Parcel. The applicant, South Beach Ocean Parcel, Ltd., is requesting the approval of a phasing schedule for a phased development permit for a previously approved condominium project.

Application withdrawn.

2. DRB File No. 11724, 5875 Collins Avenue - Flatotel Sea Spa Palace. The applicant, American Leisure Resorts, is requesting Design Review approval for the construction of a 21 story hotel building.

DENIED.

 

 

 

New Projects:

1. DRB File No. 12316, 1021 Bay Drive - Le Lofts. The applicant, 910 Country Club Prado, Inc., is requesting Design Review Approval for a twelve (12) unit, four (4) story apartment building.
