DERM/WASD Electronic Plan Review
Projects that are required to have DERM and/or WASD plans review approval may be submitted to the Building Department at the DROP-OFF plans review service counter (Counter#29, second floor of City Hall). We will convert them to digital format and upload them to Miami Dade County for DERM review. If your submittal is reviewed as a walk-through, you may leave the plans with us upon completion of the walk-through for electronic submittal to Miami Dade County. We are working harder so you won’t have to.

Which projects shall be processed using Municipal Electronic Plan Review?
All drop-off plan review projects that need to be reviewed and approved by Miami Dade County Department of Environmental Resources Management (DERM) and/or Miami Dade County Water and Sewer Authority (WASA), including but not limited to:
Residential – Single Family, Duplex
- New Construction
- Tree Removal
Commercial and Multi-family
- New Construction
- Substantial Improvements
- All Alterations (For condominium units if areas of Demolition is more than 160 sq. ft.)
- Change of Use
- Tree Removal
- Underground Tank Removal
- Grease Trap (DERM Application, DERM-Plan Checklist, DERM’s Fees, CMB-Building Permit Application, FOG, and the CMB-Fee Guide)
- Drainage Wells
Any walk-through project that needs to be reviewed by DERM and/or WASA may be submitted to the drop-off plan review service counter in the Building Department for Municipal Electronic Plan Review as well.
What do I need to submit for my project to be processed for Municipal Electronic Plan Review?
Three (3) sets of plans. For re-submittal, insert new pages into the office set and job set. The third set of new pages shall be submitted separately. We will convert the third set of drawings and documents to digital format and upload them in Miami Dade County system for DERM and/or WASA review.

Are there any fees charged by the City of Miami Beach for processing Municipal Electronic Plan Reviews?
The fees charged are to cover the cost incurred by the City of Miami Beach to convert the drawings and documents to digital format.
How do I process the Sewer Allocation Letter?
To obtain the Sewer Allocation Letter, the applicant can go to the City of Miami Beach, Public Works Department (located on the fourth floor of City Hall), to obtain the Sewer Capacity Certification Letter Application, or it can be downloaded here along with the application’s checklist. Once Public Works approves the Form, it can be dropped-off with the submittal or re-submittal drawings, and related documents to the drop-off plan review service counter in the Building Department (Counter #29, second floor of City Hall). Miami Dade County will receive the application electronically once it is uploaded in the Municipal Electronic Plan Review System. DERM’s fees can be paid online.
