City of Miami Beach to Unveil Newly Rehabilitated Affordable Rental Property
— 24 Households in the Heart of South Beach —
WHO/WHAT: Miami Beach is celebrating the opening of the London House Apartments located at 1965-1975 Washington Avenue next Tuesday, September 13. This is the first of the city-owned and operated affordable rental housing properties to be fully rehabilitated under city staff project management. It is located directly across the street from the Miami Beach Convention Center.
The property consists of two buildings with an interior courtyard, providing 24 units of affordable rental housing: two efficiency units, nine 1-bedroom units, six 2-bedroom units and seven 3-bedroom units. Based on current U.S. Department of Housing and Urban Development (HUD) Rent Limits (subject to annual adjustment by HUD); the monthly rent for these units currently range from $729 for efficiencies to $1,148 for three bedrooms.
Tenants are being certified for income eligibility and were selected via lottery process. The maximum income that a household can earn to qualify to rent an apartment depends on the number of members in the household. As an example, the current maximum household income for a 1-person household is $39,800; while the current maximum income for a 4-person household is $56,800.
Originally built in 1949, the London House Apartments were operated as a hotel for many years until it finally closed in 2007. The city took ownership of the property in March 2014 and began the rehabilitation in December 2014. The total cost of rehabilitation was $4 million from federal funds.
