Les demandes sans les documents\/informations n\u00e9cessaires pourraient \u00eatre retard\u00e9es ou rejet\u00e9es.<strong><a href=\"https:\/\/www.miamibeachfl.gov\/wp-content\/uploads\/2025\/05\/CU-Checklist-05-25.pdf\"> T\u00e9l\u00e9chargez la liste de contr\u00f4le CU pour les documents requis<\/a><\/strong><strong><a href=\"https:\/\/www.miamibeachfl.gov\/wp-content\/uploads\/2025\/08\/CU-Checklist-STR-08-18-2025.pdf\"> T\u00e9l\u00e9chargez la liste de contr\u00f4le CU pour la location \u00e0 court terme\u00a0<\/a><\/strong><strong>Les informations g\u00e9n\u00e9rales requises incluent, sans s&#039;y limiter :<\/strong><ul><li>Nom de l&#039;entreprise tel qu&#039;il est enregistr\u00e9 aupr\u00e8s de la Division des soci\u00e9t\u00e9s de Floride, nom du propri\u00e9taire si elle n&#039;est pas constitu\u00e9e en soci\u00e9t\u00e9 ou nom de la personne autoris\u00e9e \u00e0 d\u00e9poser la demande.<\/li><li>Adresse exacte de l&#039;entreprise, y compris le num\u00e9ro de la suite, le cas \u00e9ch\u00e9ant, et la superficie de l&#039;espace qu&#039;elle occupera. Un plan de table num\u00e9rot\u00e9 sera exig\u00e9 pour les restaurants.<\/li><li>Si vous agrandissez votre espace (superficie en pieds carr\u00e9s) ou occupez un espace nouvellement construit ou r\u00e9nov\u00e9, un certificat d&#039;occupation temporaire (COT) ou un certificat d&#039;occupation temporaire (CO) est requis. Si vous envisagez d&#039;occuper un espace ayant une utilisation ant\u00e9rieure diff\u00e9rente, vous devrez peut-\u00eatre obtenir un certificat d&#039;occupation actualis\u00e9 pour refl\u00e9ter le nouveau type d&#039;occupation pr\u00e9vu, par exemple d&#039;un cabinet m\u00e9dical \u00e0 un restaurant.<\/li><li>Un certificat de charge d&#039;occupation en cas d&#039;incendie dat\u00e9 d&#039;au moins six mois \u00e0 compter de la date de la demande est requis pour les restaurants.<\/li><li>Une copie du BTR pr\u00e9c\u00e9dent pour le lieu propos\u00e9 est \u00e9galement requise. Un lien pour obtenir des copies des BTR pr\u00e9c\u00e9dents est fourni ci-dessous.<\/li><li>Plan d&#039;\u00e9tage et plan de salle num\u00e9rot\u00e9 pour les restaurants.<\/li><li>Lettre de motivation. Votre r\u00e9ponse rapide garantira un examen rapide de la demande. Si la demande reste inactive pendant 90 jours, elle sera consid\u00e9r\u00e9e comme abandonn\u00e9e et une nouvelle demande sera requise. Si la demande est compl\u00e8te et conforme au R\u00e8glement sur l&#039;am\u00e9nagement du territoire, elle sera approuv\u00e9e et un avis par courriel sera envoy\u00e9 aux personnes-ressources enregistr\u00e9es.<\/p><hr \/>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h4> Planifier des inspections d&#039;incendie une fois le CU approuv\u00e9 <\/h4>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p><img decoding=\"async\" src=\"https:\/\/www.miamibeachfl.gov\/wp-content\/uploads\/2025\/03\/quicktip-icon-1.jpeg\" alt=\"Icon\" \/>Vous devez terminer votre inspection dans les 90 jours suivant l&#039;approbation de la planification, sinon la demande sera consid\u00e9r\u00e9e comme abandonn\u00e9e et une nouvelle demande sera requise. Une fois la CU approuv\u00e9e par la planification, le service d&#039;incendie effectuera une inspection sur place.  <strong><a href=\"https:\/\/energovcss.miamibeachfl.gov\/energovprod\/selfservice#\/home\">Les inspections peuvent \u00eatre planifi\u00e9es via Civic Access.<\/a><\/strong><hr \/>\u00a0<\/p>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h4> Finalisation du processus CU<\/h4>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p><img decoding=\"async\" src=\"https:\/\/www.miamibeachfl.gov\/wp-content\/uploads\/2025\/03\/quicktip-icon-1.jpeg\" alt=\"Icon\" \/>Une fois l&#039;inspection incendie et l&#039;approbation financi\u00e8re\/BTR obtenues, le certificat d&#039;utilisation (CU) sera automatiquement d\u00e9livr\u00e9 et une copie sera envoy\u00e9e par courriel au(x) contact(s) enregistr\u00e9(s). Le CU sera n\u00e9cessaire pour faire une demande de BTR. \u00c0 l&#039;exception des CU pour les stationnements sous-utilis\u00e9s et les dispensaires de cannabis m\u00e9dical, le renouvellement annuel du certificat d&#039;utilisation n&#039;est pas requis. Les CU sont d\u00e9livr\u00e9s pour le lieu et non pour les personnes physiques ou morales. Toute entreprise souhaitant modifier son CU, notamment son emplacement, ses heures d&#039;ouverture, son agrandissement ou tout autre changement d&#039;usage autoris\u00e9, doit obtenir un nouveau certificat d&#039;utilisation. L&#039;approbation d&#039;un certificat d&#039;utilisation ne vaut pas autorisation de commencer l&#039;exploitation.
