Extensions of Time

DRB File No. 10381, 7921 Harding Avenue. The applicant, Gustavo Gonzalez, is requesting a one (1) year Extension of Time to obtain a Full Building Permit for a previously approved Design Review approval for the construction of a six (6) unit, four (4) story (35'-6" to the top of the roof and 43'-8" to the highest architectural projection) apartment building.

APPROVED: One (1) year.

Previously Continued & New Projects Requiring Demolition:

1. 1701 COLLINS AVENUE - RITZ PLAZA HOTEL

a. DRB File No. 11464J, 1701 Collins Avenue - Ritz Plaza Hotel. The applicant, Ritz Plaza Corporation, is requesting a Certificate of Appropriateness and Design Review Approval for the partial demolition, alteration and renovation of an existing hotel, in conjunction with the construction of a new seven (7) story tower at the rear (east side) of the property.

b. HPB File No. 1114, 1701 Collins Avenue - Ritz Plaza Hotel. The applicant, Ritz Plaza Corporation, is requesting a Certificate of Appropriateness for Demolition for the partial demolition and alteration of an existing hotel, in conjunction with the construction of a new seven (7) story tower at the rear (east side) of the property.

APPROVED as submitted. Front courtyard and landscape plan to be resubmitted for final approval by the Board.

2. 1620 DREXEL AVENUE - MIAMI BEACH COMMUNITY CHURCH

a. DRB File No. 11939J, 1620 Drexel Avenue - Miami Beach Community Church. The applicant, The Miami Design Preservation League (MDPL), is requesting a Certificate of Appropriateness and Design Review Approval for the removal of existing masonry piers and the installation of new masonry piers, an awning and signage.

APPROVED as submitted.

b. HPB File No. 1120, 1620 Drexel Avenue - Miami Beach Community Church. The applicant, The Miami Design Preservation League (MDPL), is requesting a Certificate of Appropriateness for Demolition for the demolition of two (2) masonry piers in conjunction with the installation of new masonry piers, an awning and signage.

CONTINUED to 9-15-99 due to lack of quorum.

3. 300 23RD STREET - FRUIT STAND/GAS STATION

a. DRB File No. 11940J, 300 23rd Street - Fruit Stand/Gas Station. The applicant, the City of Miami Beach, is requesting a Certificate of Appropriateness and Design Review Approval for the demolition of an existing one (1) story commercial structure, in order to construct a provisional parking lot.

b. HPB File No. 1121, 300 23rd Street - Fruit Stand/Gas Station. The applicant, the City of Miami Beach, is requesting a Certificate of Appropriateness for Demolition for the demolition of an existing one (1) story commercial structure, in order to construct a provisional parking lot.

APPROVED, subject to an enhanced landscape plan.

Revisions to Previously Approved Plans:

1. DRB File No. 7077J, 2121 Park Avenue - Bass Museum of Art. The applicant, the City of Miami Beach, is requesting a Certificate of Appropriateness and Design Review Approval for the exterior paint color scheme for a previously approved two (2) level addition to the west side of an existing two (2) story museum, as required by the Joint Board in the Final Order for the project.

APPROVED as submitted.

New Projects:

1. DRB File No. 11938J, 7301 Collins Avenue - Manhattan International Bakery. The applicant, Joaquim Bras, is requesting a Certificate of Appropriateness and Design Review Approval for the renovation and alteration of an existing one-story commercial structure and construction of an outdoor seating area.

CONTINUED to 10-12-99 in order to address design concerns relative to elevations.

Previously Continued Matters

1. DRB File No. 11471, 2021 - 2031 Meridian Avenue - Meridian Manor. The applicant, Jonathan Fryd, is requesting Design Review approval for the construction of an eight (8) unit, five (5) story townhome-apartment building to be located between two existing garden-style structures.

CONTINUED to 10-12-99 in order to address elevations design and site plan concerns.

2. DRB File No. 11584, 2900 and 2901 Collins Avenue - The Regent Hotel (a/k/a Seville Beach Hotel). The applicant, Seville Beach Hotel Corp., is requesting Design Review approval for the demolition of three (3) existing apartment structures, in conjunction with the phased construction of an eight (8) story condo/hotel tower and five (5) level parking garage at 2900 Collins Avenue, as well as the renovation of an existing hotel and cabana structures at 2901 Collins Avenue, inclusive of a five (5) story rooftop addition.

CONTINUED to 9-15-99.

3. DRB File No. 9611, Ocean and Easement Parcels located at the southeast corner of South Pointe Drive and Ocean Drive - Ocean Parcel. The applicant, South Beach Ocean Parcel, Ltd., is requesting the approval of a phasing schedule for a phased development permit for a previously approved condominium project.
