When, what and how?

Recertification explained and three steps to get it.

When is a building recertification required?
All commercial and multifamily buildings built on or after 1993 must have a recertification inspection when the building age reaches 30 years, and every 10 years thereafter.

What needs to be submitted?
Property owners must submit written recertification reports prepared by a Florida-registered professional engineer or architect, certifying that each building or structure is structurally and electrically safe for the specified use for continued occupancy. Professionals must have proven qualifications by training and experience in the specific technical field covered in the inspection report — structural and/or electrical — as per the Miami-Dade County Code.

How do I request an extension?
The Building Official may issue an extension of not more than 60 days to submit a recertification report or to obtain any necessary permits upon a written extension request from an engineer/architect. This is a one-time, 60-day extension with a “Safe to Occupy” letter. Such a request must contain a signed and sealed statement from the engineer/architect that the building may continue to be occupied while undergoing recertification. Requests may be submitted to BuildingRecertification@miamibeachfl.gov and are subject to a fee.

3 steps to obtaining a recertification:

Obtain required documents for Structural and Electrical.*

  • “Safe to Occupy” Letter
  • Minimum Inspection Report

*If the building or structure is not a threshold building as defined by the Florida Building Code, such report must be prepared by a Professional Engineer or Architect registered in the State of Florida. If the building or structure is a threshold building as defined by the Florida Building Code, report must be prepared by a Professional Engineer.

 If corrections are needed as to report, you must obtain a permit.

  • While work is being completed and permit is in “Issued Status,” a new “Safe to Occupy” letter is required every 180 days (6 months).

 After corrections are made, a new, clean report called the Final Report is needed.
