Background

41 Street is ranked among the roadways with the highest daily traffic volume in Miami Beach, with an average daily traffic exceeding 100,000 vehicles per day.

State Road 112/Arthur Godfrey Road/W 41 Street is one of four principal east-west roadways connecting Miami Beach to Miami. It is the sole gateway providing direct access to Mid Beach and Mount Sinai Medical Center and links to the Wynwood, Design District, and Midtown neighborhoods in the City of Miami.

The 41 Street corridor is largely flanked by low-scale, commercial properties featuring street-level neighborhood-serving retail, restaurants, medical and professional services offices. The surrounding residential neighborhood is recognized for its cultural fabric of schools and houses of worship that attract families to reside in the Mid Beach neighborhood and patronize the commercial businesses near and along 41 Street.

Vehicles are the main mode of transportation within the city and along 41 Street. Patrons of 41 Street business establishments frequently arrive by personal vehicle and utilize on-street and off-street parking options. Off-street parking serving the commercial corridor predominantly consists of several City-owned surface parking lots scattered to the north and south of 41 Street located to the rear of the properties abutting either side of 41 Street. Since on-street parking is limited in the area, nearby municipal parking facilities are pivotal for businesses to thrive.
